The Pro-Approved listing system incorporates all the features of today's standard listing and then goes far beyond that standard listing in terms of value.  A Pro-Approved listing better prepares a home for the marketplace and the ensuing successful sale, involves more effort and labor in marketing and advertising the home, and adds many benefits for both the seller and the buyer that are impossible to get with just a standard listing.

   "GM Certified Used Vehicles" - only available at "Select" GM Dealers.

   These are all valued products to a consumer because their history has been determined and fully disclosed, they have been inspected prior to purchasing, necessary repairs have been done, and they are much better prepared for resale to the marketplace.  If it's so important to a vendor and the consumer to have products such as these, and they're $18,500 autos, then why shouldn't it be available on a $365,000 home?  Better yet, how about a $725,000 home?

   In a similar fashion, this is what Pro-Approved Homes is doing to improve homes for clients that want to sell, and for the real estate industry as a whole.  A Pro-Approved Home goes through a series of inspections (see Inspections link for all the inspections included) conducted by professionals in their exact fields prior to the home being listed on the market.

   These inspections take nothing away from the inspections that a buyer is allowed to do after buying a home - they only add to it.  The Pro-Approved Homes system does include the "general" Home Inspection, but they also include more detailed inspections on the furnace, air conditioning system, fireplace, and chimney - done by professionals who work with these items on a daily basis in their career.

    Last year a home in New Lenox was inspected by our Pro-Approved HVAC professional and it was found to have a slight crack in the heat exchanger - a problem that may not be discovered by some "general" home inspectors. Certainly one cannot predict the exact effects this crack could have had, but it was agreed by many that a future tragedy may have been prevented by our detailed inspection.  This is just one of the benefits of the Pro-Approved Homes system.

   The cost of this system is the same cost that would be charged for a standard listing today - the exact same cost that is charged by the huge majority of Realtors in the area.  The Pro-Approved Homes listing is offered exclusively by Lou and Ann Kusay as an option.  We will also do the standard listing if you prefer, but the cost for the Pro-Approved Homes system is the same cost as our standard listing.  The actual additional cost from having professional inspections performed on your home is absorbed by us 100%.  Call it competition, or just simply say that we are willing to do more and work harder for our clients for our commission.  Thank you.
