First and foremost, there are huge safety issues that may be uncovered by our inspectors. These inspections in the past have alerted our clients to safety hazards such as cracked heat exchangers and radon gas in the home - both immediate personal concerns for all family members. Whether the end result is the sale of the home or not, knowing that your family is safe from incidents like these is a huge benefit by itself.
Other benefits of the Pro-Approved Homes system are:
- Eliminate haggling, hassles, and possibly having a buyer walk away from the deal because of an inspection report. By identifying possible defects early on, you are in a position to handle repairs if you choose to do so. If repairs are not done, then you can always get estimates to substantiate what the repairs would be vs. haggling over buyer-procured, possibly over- inflated estimates brought to the negotiation table in an effort to reduce the proceeds of the sale. Making repairs ahead of time eliminates unpleasant surprises later on and prevents minor issues from becoming stumbling blocks to a successful sale.
- Eliminates the possibility of repairs being a negotiating tool for buyers. We have seen personally where $4,500 was credited for roof repairs on a deal only to go past the home 4 years later and see the exact same roof the way it was when the buyer negotiated $4,500 away from our client.

- Serves as backup support to a buyer's inspections to help verify their inspector's findings.

- There should be no major problems found in the buyer's inspections and the deal will be smooth sailing to closing. We have even had it where a buyer waives their inspections because of the Pro-Approved Homes inspections and the deal closed easier and quicker.
- Having a home pre-inspected is the ultimate gesture in forthrightness on the part of a seller and increases awareness and promotes a sense of trust with buyers. This provides a feeling of confidence to buyers which makes them more comfortable moving ahead with an offer.
