13-Month Home Warranty

     Let's face it, no matter how new or prepared your home is, there is always the possibility of something going wrong.  Murphy's Law?  It typically happens to you at the worst possible time!  As much as we try through our program to eliminate the unpleasant surprises when selling and buying a home, we can't.  So we're doing the next best thing and protecting you and your Buyer from Murphy's Law with the home warranty.

    Like insurance, a home warranty gives you some piece of mind from the unexpected.  In addition, your Buyer can also rest easier because if Murphy's Law waits until after you move, your buyers are covered, too!  

Home Pre-Inspection

    The Home Pre-Inspection is one of the best investments you can make in preparing to have your home successfully marketed and sold. This tells a buyer that you have a good, sound home and that you are not afraid to let them know it.  This helps a buyer make an informed and educated buying decision on probably the largest investment they will ever make. 

    Home Inspectors are still about a dime a dozen even today.  We have chosen Mike Savage from MJS Inspections, Inc., because of his experience of over 10 years and having conducted easily over a thousand home inspections.  What stands out the most about Mike is his commitment to the inspection industry.  You see, in addition to being a Licensed Home Inspector with the State of Illinois, Mike is also a:

     Financing is an obvious problem today, but the number one reason so many deals get canceled is a result of a Home Inspection.  We eliminate all the anxiety, frustration, wasted time, wasted money, and wasted emotion with a Home Pre-Inspection. 

Radon Testing

   Effective January 1, 2008, Illinois requires all Sellers to complete a Radon Disclosure.  This new law has brought the Radon issue to the forefront of our industry, which is good.  Once you read more about radon and its bad effects, you will agree.  Although the law does not require that your home be tested prior to a sale, we have not sold one home since this new law came about that we have not advised our Buyers to get a test completed. 100% of our Buyers, and any good Realtor's Buyers, are having the test done.

  So here again we take the position that we do not want any unpleasant surprises to pop up later in a sale that may possibly cause any friction.  We want a Buyer to be able to make an informed and educated decision on buying your home.  This can only be done when a Buyer has confidence in your home, and a Buyer can only have confidence in your home when any possible "unpleasant surprises" are removed from the home buying process.

Pest/Termite Inspection 

     Termites are an issue that may not come up too often, but when they do, it is a definite "unpleasant surprise" and the deal is about 90% dead once they are discovered.  What many people do not know is that a termite issue is something that can be treated with high success.  But when it comes at you out of the blue, it's hard to explain this and it's even harder to keep that Buyer in the deal.  So why let it happen?  The inspection is going to get done, just like all the other home inspections, so why wait for an "unpleasant surprise" to blow your sale?  

     The trick is to discover yourself all the issues that a Buyer may use against you to either lower your price by asking for credits, or making you pay to repair or replace something, or they can just walk away from the deal in the middle of it leaving you empty handed.  And No, you can't just keep the Earnest Money! 

When you know what these issues may be, you have the ability to address them ahead of time.  There are numerous ways to address inspection issues so you eliminate the unpleasant surprises.  You don't always have to pay money out of your pocket when you know and prepare in advance, there are other options.  When you are aware of all this, and you know it is no longer an issue, you are in a better negotiating position!

HVAC Inspection and Cleaning

    HVAC stands for Heating, Ventilation, and Air Conditioning. Two of the most important elements of any home is the furnace and the air conditioner.  These units can be expensive and very inconvenient to repair or replace if something goes awry all of a sudden. Even though your home is inspected by our qualified Licensed Home Inspector, we'll be the first to tell you that they are not as thorough as we would prefer with our Awesome Home clients.

    RCM Heating and Cooling from New Lenox performs a 30-Point Inspection on your furnace and at the same time does a thorough cleaning of your furnace.  Air Conditioning units are seasonal.  One of the most important parts of the furnace that is inspected is the heat exchanger.  Failure in a heat exchanger unit causes Carbon Monoxide and depending on the situation may be fatal.  You can see what is done on this inspection by logging on to RCM's website at www.RCMheating.com and click on the link "30-Point Inspection" on the upper lefthanded corner of the home page. 

Certified Tech 14-Point Fireplace/Chimney Inspection and Cleaning

    This is another inspection we have performed that we feel is better done by a Certified Chimney Sweep.  We use Steamagic, Inc., www.steamagic.com, from Orland Park.  They have been around in the home services arena since 1961.  Besides proper draft and ventilation, creosote build up in a chimney is a major concern and is addressed in the cleaning stage of our inspection.  A build up of creosote on the interior walls of a chimney may ignite and cause a chimney fire that can spread to other parts of your home.

    As you can see, our inspections are clear benefits for Buyers; but, at the same time, they have safety benefits for you and your family while you are in the listing stage of selling your home. 

Home Staging By An Accredited Home Staging Professional (ASP) 

     Home staging has been around for many years, but has really come on strong in the past few years, and for good reason. Staging a home means preparing a home so that it shows at its best.  It creates immediate Buyer interest, and studies have shown that staged homes sell faster and for more money than homes that are not staged.  Staging your home could cost less than your first price reduction!  Our staging is done by an ASP, and you can read up more about these professionals and the interesting staging statistics on the website www.stagedhomes.com.

     Home staging has varied degrees from simply removing some known clutter items to bringing in new furniture and decorations more suited to a home style.  Our Home Staging Consultation involves a room-by-room study complete with a list of recommendations that should be made to make the room and your home more appealing to a Buyer. 

Professional Home Cleaning During Transition

     Anyone and everyone that has ever moved before knows that it is one exhausting and hectic day!  It doesn't matter whether you are moving out of a home or into a home, it's exhaustion and chaos!  All contracts provide a "broom clean" clause where you have to leave the home empty of all personal belongings and "broom swept."  For many, that means a light cleaning and vacuuming of the home.  Some people do it that same day, some come back and do it the next day.  Some do it that day, then go to their new house and clean it before moving in!  Either way, on top of a long hard day, it can be a real chore.

    We eliminate that for you!  Don't worry - we'll take care of it!  It's on us!  But you still have to get all your personal belongings out, and then we'll do the rest.  So whether you are selling, or if you're buying, wouldn't it be nice if someone else did the dirty work for you?
