This is a meeting at your home that should take about 45 minutes.
During this time, we have a brief presentation to tell you about how we market Awesome Homes and explain why we market Awesome Homes in these manners. In this presentation we are also going to share with you the three answers to that simple question, "What really makes a home sell?" We only share these answers in this face-to-face interview - over the Internet, it stays a secret! These answers are the foundation that this program is built upon; and when you know the answers, you'll fully understand how addressing these answers and actually doing something about them will help your home stand out from the crowd and sell.

In this meeting, we are not going to discuss what your home is worth and what price you can get for it in today's market. Determining what your home may be worth is done in the next step and that is with the Kusay Comprehensive Market Analysis, or KCMA. This differs not just in the name, but also differs in many ways from what other Realtors do to arrive at a market price for your home. A sample KCMA will be brought for you to review and we will explain the depth and thoroughness of a KCMA.
Besides marketing, we will discuss in greater detail the administration of the Awesome Homes Program. Though the Awesome Homes Program is so improved and varied than what you see out in the marketplace today, we still use a standard, local, board-approved Listing Agreement. One addition to the standard Listing Agreement will be the "Marketing Plan for Awesome Homes." We will be putting the Awesome Homes Marketing Plan in writing and making it a part of the contract as part of our accountability and transparency beliefs.
At that time, we will also show you more of the Home Showing Feedback system that you will use to stay abreast of all feedback received from showing agents, exactly as they send it to us. Also included are reports that you can view from the system that will help show the strengths and weaknesses of your home, according to the marketplace. You are notified via email when new feedback has arrived, but the program allows you 24/7/365 access.
Another feature of the program is you having the ability to follow along in your transaction via the Internet and our web-based software from step one all the way through to the close of your home. Whether you are in town or out of town, all you need is the Internet and you can follow your file 24/7/365. All forms, documents, reports, and disclosures are posted for you. Plus, all transaction-related conversations are documented via email and an Event Checklist is maintained every step of the way. At any time, from anywhere, you will know exactly what is going on with the sale process of your home!
Finally, we are going to tell you about the cost of the Awesome Homes Program and our commission rate. We already told you what "we provide" and we know you'll agree that there is nothing, and nobody, out there in the marketplace doing as much as we are doing to sell your home. You may also realize that we do what every other agent does; and then with Awesome Homes, we go well beyond. With our Awesome Homes Program - nobody does more to sell your home than we do!
